A contentious issue has emerged in Guildford, Surrey, where a family home is set to become an eight-bedroom house share, sparking concerns about the neighborhood's evolving character.

The proposal, approved by the Guildford Borough Council planning committee on January 7, aims to transform a detached two-storey residence into a large HMO (House in Multiple Occupation), accommodating up to eight tenants.

But here's where it gets controversial... Himanshu Lukha, a local resident and objector to the scheme, believes the area is turning into a "transient community" at the cost of family-oriented living. Lukha's concerns are shared by many, with 22 letters of objection submitted, highlighting a range of issues.

Councillors, while acknowledging the unease, agreed that there were no strong grounds to refuse the application. Councillor George Potter expressed discomfort with the steady loss of family homes to HMOs, but conceded that the council would face challenges defending a refusal in planning terms.

And this is the part most people miss... The impact on the community goes beyond just the loss of family homes. Neighbours have raised concerns about increased parking pressure, noise, loss of privacy, and the gradual erosion of what they perceive as a family-friendly environment.

Several objectors argue that the area already has sufficient shared and rented accommodation, and that Guildford needs more homes specifically for families.

Lukha's concerns extend to privacy issues, given that his household includes an 85-year-old and a family member with a chronic illness who is housebound. He urged the councillors to consider the need for privacy, especially in ensuite bathrooms, stating, "You don't need windows in ensuite bathrooms."

Other councillors agreed that the proposed bathroom windows would be positioned high and fitted with obscured glass to address privacy concerns. Councillor Maddy Redpath suggested that any changes, such as non-frosted windows, could be addressed through planning enforcement.
